Following more than seven years delivering complex projects through VG Project Group, Kim and Joanna identified an opportunity to create a dedicated business focused on high-quality residential development and building — one that prioritises design integrity, rigorous coordination, and a highly considered client experience. Virtus was established to apply this depth of expertise to a more refined, design-led residential offering, delivering both in-house developments and select client commissions.
Construction oversight at Virtus is led by a director-level partnership comprising Joanna Versiani, Kim Gower, and Johnny Nasr. Johnny brings extensive experience across complex residential and commercial projects, contributing specialist construction knowledge to support buildability, quality assurance, and disciplined delivery across Virtus projects.
At Virtus, leadership involvement is deliberate and hands-on. The directors remain actively engaged throughout the full project lifecycle — from early feasibility and design coordination through to construction and final handover.
This approach ensures clear decision-making, strong governance, and outcomes that remain true to the original design intent. Operating across both development and construction allows Virtus to maintain close control over time, cost, design, and workmanship, enabling risks to be identified early and quality to be protected at every stage.

Joanna Gower is the Founder and Director of Virtus, responsible for the overall development strategy, financial governance and operational framework of the business. Working closely with Kim, she plays a central role in shaping how Virtus structures, funds and delivers its residential developments, from acquisition and feasibility through to construction and sale.
With a master’s degree in finance, CPA accreditation, and more than a decade of experience in corporate finance prior to establishing the VG group of businesses, Joanna brings deep capability in financial modelling, feasibility assessment, funding structures, risk management and cashflow control. This expertise underpins Virtus’ disciplined approach to budgeting, procurement and margin protection across its projects.
Joanna also leads the development of Virtus’ systems, governance and compliance frameworks, drawing on VG Project Group’s ISO-aligned processes and delivery controls to support consistent, high-quality outcomes. Her focus on structure, transparency and reporting ensures clarity for consultants, builders and stakeholders throughout the project lifecycle.
Born in Brazil and based in Australia since 2008, Joanna brings a global perspective to development, leadership and client relationships. Known for her precision, commercial insight and commitment to excellence, she is focused on building Virtus as a trusted luxury development brand, defined by quality, integrity and long-term value.
Kim Gower is a Founder of Virtus, established together with Joanna Versiani, and brings more than 25 years of experience across construction, development, and complex project delivery. His career spans the full lifecycle of complex developments, from early feasibility and buildability advice through to construction, commissioning and handover, with deep expertise across high-end residential, mixed-use, health, aged care, retail, tourism and government projects throughout NSW and Queensland.
Having started his career on the tools, Kim’s practical understanding of construction underpins Virtus’ approach to design resolution, risk management and delivery certainty. This end-to-end capability allows Virtus to make informed decisions early balancing architectural intent with buildability, cost control and long-term performance.
Alongside his role at Virtus, Kim is Managing Director of VG Project Group, where he has led major mid-tier and complex construction projects across Australia. This experience provides Virtus with direct access to proven delivery systems, rigorous programme management, commercial discipline and site-based leadership expertise.
Kim is known for his ability to lead high-pressure projects with demanding programmes, tight budgets and multiple stakeholders. A natural leader and mentor, he is deeply involved in shaping Virtus’ delivery standards, consultant coordination and construction oversight, ensuring every project is executed with precision, accountability and care.
Johnny Nasr is an experienced construction and project delivery leader with over 15 years in the NSW construction industry, specialising in the delivery of complex residential and mixed-use developments.
Throughout his career, Johnny has successfully led Design and Construct projects valued in excess of $50 million, with experience spanning luxury residential, multi-residential, mixed-use, commercial, aged care and childcare developments. His expertise covers the full project lifecycle, from early design coordination and DA/CC submissions through to construction delivery, certification and handover.
Johnny brings a disciplined, detail-driven approach to construction, with strong capability across design management, contracts administration, programme planning, cost control and quality assurance. He is recognised for his hands-on leadership style, clear communication and ability to manage complex stakeholder environments while maintaining programme and budget certainty.
As Director of Construction at Virtus, Johnny is responsible for overseeing construction delivery across all projects, ensuring buildability, execution quality and consistency from design through to completion. His leadership plays a key role in upholding Virtus’ non-negotiable standards of workmanship, compliance and delivery excellence.
